How do I know if I'm ready to buy a home?
I can put you in contact with lenders that I trust to provide the same high level of customer service that I do. Getting pre-qualified allows you to shop with confidence. Send me an email for a list of my personal recommendations.
How do I know how much home to buy?
Ultimately, that decision is up to you and will take into account many factors. Personally, I recommend your mortgage be no more than 25% of your "take home" pay on a 15 year fixed rate mortgage. Certainly, this is financially conservative and many brokers will recommend a 30 year mortgage. I believe the shorter term is beneficial because of the huge interest savings over the course of the loan, allowing you to reach other goals such as saving or investing toward retirement.
I'm interested in viewing a home another company has for sale. Can you show me that home?
Absolutely. I can show you any home that's currently available for sale in the area, regardless of who's sign is in the yard. Call or email me today to set up an appointment. The timeline for buying or selling a home can vary greatly and depends on your specific needs. When buying, the normal time from accepted offer to closing is 30-60 days, depending on circumstances. When selling, the average days on market for homes in the Greater Peoria Area varies greatly according to many factors, including price, condition, and location. I'm looking to buy a home. Does it cost to hire you?
No. The real estate agent fees (both buyer and seller's agents) are typically paid by the Seller. Unless we agree otherwise, you have no direct out of pocket expense to cover the cost of my services.
If you're paid by the Seller, don't you work for the Seller?
I do not. The reason the Seller has the money to pay agents is due to the money that you bring for the purchase of the home. That money is taken from the proceeds the Seller receives to cover the cost of my services. As the Buyer's agent, I work on your behalf and for your best interest.
What if I'm interested in a home that is for sale by Owner?
No problem. I will make the connection and set up an appointment for your to see the home and handle all the necessary paperwork. As your representative, I will negotiate on your behalf to get the best price possible.
